			<content:encoded><![CDATA[<p>Last year was a very interesting year for Tampa real estate and we definitely had our share of ups and downs.  It seemed that every home sale was a new learning experience because rarely were there &#8220;easy&#8221; closings;  however, there were closings.  After a bit of a slow down in 2010, it felt good to have a stream of steady closings again, even if they were a bit rough.</p>
<p>The numbers are in for 2011 and there was definitely progress made in stabilizing the market.  The inventory levels were down and the sales were up.  Unfortunately, many of the sales were still short sales and bank owned properties.   Here&#8217;s a look at the numbers:</p>
<p><a href="http://tampahousematters.com/wp-content/uploads/2012/02/Inventory-2010-20111-e1328569640972.jpg"><img class="alignright size-full wp-image-561" title="Months Supply of Homes in Tampa Bay" src="http://tampahousematters.com/wp-content/uploads/2012/02/Inventory-2010-20111-e1328569640972.jpg" alt="Months Supply of Homes in Tampa Bay" width="611" height="340" /></a>The way that we gauge the market is based upon how many months supply of homes we have to sell.  We determine this by looking at our current inventory and the rate at which homes are selling.  This will tell us how many months it will take for us to sell off all of our current inventory.  When the real estate market dropped in Tampa we had a 22 month supply of homes.  Ideally, we would like to see around a 6 month supply.  In 2010, we were made it down to a 7.3 month supply.  In 2011, we made it all the way down to 5.3 month supply.  Looking at the graph you can see that once we dropped in 2011, we stayed pretty consistent.  This is a great indicator of how the Tampa Bay market is doing.  Unfortunately, there are still a lot of short sales and bank owned homes for sale and this is keeping downward pressure on the Tampa real estate market.</p>
<p>There is no crystal ball that we can check to determine when the market will go back up but this is a good indicator and another is watching the investors and the builders.  The seasoned investors are buying again and the builders are building again.  Actually, if you watch when you&#8217;re driving through Tampa, Land O Lakes, Wesley Chapel and the surrounding areas, you will probably see some of the signs going up for new communities in the area.  There are quick a few that are scheduled to open over the next year.  You will hear more about this in the coming weeks.</p>

			<content:encoded><![CDATA[<p>As REALTORS®, we are constantly counseling our clients on how to make the move to their new home smooth. Well, today it&#8217;s our turn to try for a smooth transition. The Prudential Tropical Realty office in Land O Lakes is making a move to North Tampa.</p>
<p>Did I implement any of the moving tips that I counsel my clients on? Of course not! I didn&#8217;t get enough boxes, I didn&#8217;t label any of the boxes and I didn&#8217;t put like items together in the same box (mainly because I didn&#8217;t have enough boxes). I did, however, make it to the new office with all of my belongings. I guess, I can still call it mission accomplished. We can just chalk this one up to one of those motherly, &#8220;Do as I say, not as I do&#8221; moments.</p>
<p>So, what does this move mean for my clients? First of all, it reminds me to give helpful moving tips. Other than that, not much changes. I still sell homes in all of the same areas that I always have, which includes Land O Lakes, Wesley Chapel, Lutz, Tampa, Brandon, Valrico, Seffner and Riverview. You can still reach me through the same phone numbers, email and text. I still offer home buyer and seller consultations. The only thing that changes is our office address.</p>
<p>So, here&#8217;s to a fresh new start in what will, hopefully, be a more convenient location for all of you. The new address is 15702 North Dale Mabry, Tampa, FL 33618.
